Last week, Greater Nashville REALTORS® members rolled up their sleeves and picked up their hammers for our association’s 29th Habitat for Humanity build. For nearly three decades, we’ve partnered with Habitat for Humanity of Greater Nashville to bring the dream of homeownership to life for local families — and every year, this project reminds us why that dream matters so much.

Every April, we recognize Fair Housing Month to commemorate the passage of the Fair Housing Act of 1968. This landmark federal law prohibits discrimination in housing based on race, color, national origin, religion, sex, familial status, and disability. I’m proud to say that our REALTOR® Code of Ethics takes this even further by also prohibiting discrimination on the basis of sexual orientation or gender identity.

This Friday marks the 57th anniversary of the passage of the Fair Housing Act by Congress—a landmark civil rights law that prohibits discrimination concerning the sale, rental, and financing of housing based on race, religion, national origin, sex, familial status, and disability.

When considering the best time to purchase a home, several key factors come into play—home prices, interest rates, and the state of the economy. However, supply and demand are the driving forces that most directly impact the real estate market.

Earlier this week, Greater Nashville Realtors released its monthly home sales report for December 2024, alongside Q4 market data and total closings for the entire year. While the report contains a wealth of data, here are key takeaways that shed light on the 2024 market's performance and what it might mean for buyers and sellers in 2025.
